For this project, the house was purchased in a manner called, “short sale” - this means the person who took the loan for the house can’t afford it anymore. Instead of foreclosing the house, outside investors can attempt to purchase a home at a reduced rate. This can create major profits margin.

The home, located in the city of Oceanside in San Diego County (California), is a 3 bedroom, 2.5 bathroom 1,874 sq. ft. home built in 1970. Although the house required a lot of work, after research was completed, there was potential good profit to be made.

After all, we were able to purchase this home for $148,000. We had a 10 day inspection period with a 20 day close, and agreed to buy the house “as is” meaning we accept all potential problems. This is always the risky part, so we always like to work with our own highly qualified home inspectors with Euro Construction Company.
