We are offering a position to a dedicated, part-time Property Manager (with potential to become full time within 6 months) to join our growing team at our busy head office at the intersection of Anzac Highway and South Road, in Everard Park, South Australia. 

 

The role encompasses a wide range of tasks, the successful candidate must have exceptional organisation, communication and interpersonal abilities, as well as honesty and courage. Fluency in Mandarin and/or Cantonese would be a great advantage. 

 

As a Property Manager, you will be working under the supervision of Head of Property Management. You are responsible for the below duties:

 

Summary

- To manage the day to day operation of the Property Management business

- To manage and maintain rent roll of properties

- To prepare and manage necessary documentation relating to leasing of properties

- To have a strong focus to commence and build upon the portfolio / rent roll for the office 

- To be up-to-date with legislative compliance and ensure the business is adhering to it

- To have great attention to detail and to take pride in what you do

- To have great time management skills, and the ability to multi-task

- To follow reasonable instructions provided by Head of Property Management

 

Property Management

- Proactively prospect for new clients and new business opportunities

- Deal with enquiries from prospective tenants and show available rental properties

- Coordinate interviewing and placement of prospective tenants, together with the completion of all associated documentation

- Conduct regular market appraisals for the purpose of advising the owner of market movements and making recommendations for rental increases

- Make efforts to limit the number of rental arrears and tenancy tribunal appearances

- Maintain regular, close contact with current clients

- Organise repairs and maintenance to managed properties

- Conduct regular periodic inspections with photos of managed properties

- Take appropriate action against tenants in arrears in a timely manner.

 

Administration

- Check and approve Tenancy Applications

- Supervise the execution of the Tenancy Agreements and associated documentation

- Prepare advertisements for available rental properties

- Deal with all correspondence in relation to the portfolio of properties managed

- Ensure that all correspondence is filed and scanned correctly into the management system

- Organise the preparation of rental arrears

- Prepare, lodge and present applications to the Residential Tribunal (as necessary)

- Authorise payment of clients' outgoings

- Check monthly and yearly rental statements before forwarding to clients

- Carry out regular rent & lease reviews in accordance with clients' requirements

- Conduct pre-vacating inspections of properties becoming vacant

- Carry out detailed outgoing property conditions

- Make claims for rental bonds (where necessary)

- Prepare photos, signboard and advertisements for available rental properties.

- Maintain the uploads and preparation of available properties on the web.

 

 

Our company has a fantastic culture and a friendly team environment. You will start as part-time (0.5), with the potential to become full time within 6 months. Your part-time (0.5) starting salary is $18,720 p.a. plus 9.5% superannuation, plus generous commissions. Your full-time starting salary is $37,440 p.a. plus 9.5% superannuation, plus generous commissions. As a successful full-time operator your potential earning should be $50,000+.  Fluency in Mandarin and/or Cantonese would be a great advantage.
