The overall Oakville detached home benchmark price is 1.06Million in July, that’s10.2% down from June, or 10.4% down from the spring peak, but it’s still 8.2%higher than the same period of last year.

However, southest Oakville Eastlake (Morrison + Ford area called ) area acts a little bit differently, the current Oakville Eastlake (Morrison+Ford) stats indicate an average house price of $2.09Million which is 13% down from the spring peak's 2.41Million.


 



While the average sold price can swing dramatically in response to changes with high-end or low-end sales volumes over time, the Benmark price gives us a better understanding of the actual price trend using the MLS HPI methodology. The Easlake benchmark price of July is $1.79Million which is 8.4% down from June and 9.6% down from the spring peak, but it’s still 27.8% higher than the same period of last year (July of 2016).

The median Days on Market for a home in Eastlake are now 28 days versus the March spring peak’s 6 days, this means it now takes much longer to sell, while most houses were sold within one week back to February and March.  This is partially because of the seasonal summer slowing down as well.

In July, 27 new listings were added to the market while 17 listings were sold, the number of new listings is down 49% compared with the 53 new listings in March peak. The number of sold listings remains relatively steady at 17-19 range since April which is 61% less than the march peak’s 44 sold listings.   

 

The Sold/Listed ratio was bottomed at 35% in May after the Ontario Fair Housing Plan were announced, this ratio is now on uptrend from June’s 51% to 63% in July,but it’s still lower than February’s 91%, while at that time 9 out of 10 new listings were sold in less than one week once it hit the market. Sold/Listed ratio is a leading indicator of the real estate market, its uptrend usually means either the inventory is going down, or the buyers are getting more active to buy. Its rising shows the signs of market’s improving.
