上周四,2014年3月27,由于悉尼LilyfieldDulwich Hill之间的地铁线开通,开通之后从悉尼市里到Dulwich Hill的轻轨电车只需要花费四十分钟,从而导致了周边房价上涨10%左右。


 

地铁的开通,提高了买家对地址为30 Pigott Street, Dulwich Hill联邦时期风格的3房迷人别墅的兴趣。上周六的拍卖会上位于Dulwich Hill区的30 Pigott Street有套三居室的房子吸引了许多人。这套房距离Waratah Mills站台只有190步的样子,很多人都认为这是一个非常好的优势。该房产最后成交价为1285000澳元,高出预估价85000澳元。


这个轻轨电车线计划已经谈了七年之久,终于为像Dulwich Hill区这样靠近新地铁线的房子带来了希望,因为交通的便利,相信这里的很多业主将会一夜暴富。

途径增加的9个轻轨站有:Leichhardt North, Hawthorne, Marion, Taverners Hill,Lewisham West, Waratah Mills, Arlington, Dulwich Grove and Dulwich Hill.

Tram line puts inner west on track for house price growth

The new light rail extension from Lilyfield to Dulwich Hill could

result in price increases of up to 10 per cent for houses close to the

stations, property agents say.

 

Yet even they find talk of further house price increases in the

already booming Sydney market a bit on the nose. ''I hope prices

aren't going up too much more, because young families are already

finding it very hard to find a property in the inner west,'' Ray White

Haberfield agent Nick Calvaruso said.

 

But there's no doubt the tram service launched on Thursday encouraged

buyers at a charming three-bedroom Federation home at 30 Pigott

Street, Dulwich Hill, on Saturday. The Waratah Mills stop is precisely

190 steps from the front door, and Ray White Dulwich Hill agent Nick

Karvouniaris said buyers saw it as a huge bonus. ''They're all talking

about it,'' hesaid.

 

''I'm expectingbetween 5 per cent and 10 per cent price growth.''

 

There were six registered bidders, of whom four were active. The home

sold for$1,285,000, $85,000 above the reserve.

 

Tony Goncalves,son of the vendors, said the easy commute to the city

- about 30 minutes from Waratah Mills - must have helped. ''It was

definitely the location and the light rail.''

 

He estimated his parents had paid between $25,000 and $30,000 for the

home in the 1970s.


 

Meanwhile, a professional couple from the lower north shore have

snapped up a three-bedroom home at 86 Edith Street, Leichhardt for

$1.1 million.


 

The house is about 10 minutes' walk from the Hawthorne tram stop and

there was a map showing the tram route at the open home.

 

 

''Leichhardt's going to benefit greatly ... it's always been a great

suburb, but now it's even more appealing because of the light rail,''

McGrath Inner Westagent Shad Hassen said.

 


''This is a lot more appealing than going to work on a bus.'' The

light rail extension has been talked about for at least seven years

and there has already been plenty of price growth in anticipation of

it. Mr Calvarusowas quoted in January saying home owners had become

''instant millionaires'' because of it.

 

Mr Karvouniaris says it is a wait-and-watch situation: ''Once we see

lots of people using it and it's convenient, then we'll see exactly

how much more prices will go up.''
