此讲座将用中文进行。


我们业主大部分时间生活在小区,且房产是我们许多人家中占比很大的家庭财产。故如何进行小区自治,维护、保护和管理好小区,从而使我们的生活安全、舒适,财产保值、增值,是每一个生活在小区的业主需要了解和参与的事务(business)。 


讲座将从我们在小区里的权益边界和对应的职责入手,对比美国住宅小区的自治模式,简介小区维护和管理方式;自治组织的组成、法律地位、工作职责、工作方式、支持体系、遵循规则、费用归集和冲突解决。


It may sound strange to some of you, but many of us actually spend most of our time at home.  In addition, our property,  regardless whether it was purchased for self-use or for investment, makes up a significant portion of our families' investment portfolio. 


Therefore,  the question of how to self-govern our community, provide appropriate maintenance, security and management in order to ensure a safe, comfortable life-style while increasing the value of our properties, is very important to everyone.   This is a responsibility that required understanding and participation from every member of the community.


This lecture begins by explaining the rights within the community and their corresponding responsibility. By comparing the self-governing patterns between communities in China and those in the U.S..  The presenter will also discuss different ways of community management.  She will talk about how to form self-governing entities, their legal status and duties, systems that support them, their budgets of operation, and  how they resolve conflicts. 


讲者简介:雷霞,北京联合大学生物化学工程学院副教授,2010年国际领导者项目参加者。



社会工作:2004-08年北京市美丽园小区第一届业主委员会主任,第二届业委会委员。致力于小区物业服务的监督、小区业主事务处理及小区财产的维护。

 


2009年主编及校核《美国业主协会运作指南》一书翻译,上海社会科学院出版社出版。

交通:地铁10号,亮马桥站B出口,向东北步行至天泽路和安家楼路交汇处, 签证处北侧。 
Directions: Metro Line 10, Liangmaqiao Station Exit B, walk northeast to the Tian Ze Road intersection of An Jia Lou Road, north side of the Visas Office.
