100% leased Class A Office Buildings, designed and built (99' and 01') for United Healthcare (UHC). Prime 10.18+- Acre site comprised of Bldg 1 (46,605), Bldg 2 (53,235 SF) together with approx 8 Ac fully improved parking & landscaping. UHC occupies 91% on NNN Lease. With substantial investment in workforce and Tenant funded TI's, United Healthcare has occupied the premises continually since 1999, excepting an 8,990 SF demised suite leased to Keller Williams Realty (being a portion of Bldg 2). United Healthcare’s NNN lease expires January 2017. There is no indication United Healthcare would elect not to negotiate term extension(s), nor is there any guarantee that UHC will extend their lease term. Owner has not yet engaged UHC in term renewal negotiations, however if and when such negotiations occur there is a strong likelihood of re-pricing commensurate with extended lease terms and conditions. Notwithstanding lack of Tenant engagement to date, Seller believes there is a strong probability of United Healthcare extending their term.
