刚刚过去的流火七月,市场看似平静,实则暗流涌动。与去年同月相比同比均价下降了3.4%, 新增房源和在市房源数分别增加了 12-13%,但是成交量大幅上升了34.6%, 说明市场正在加速消化库存。销售与新增库存比从去年同月38%上升到了46%,是市场有所改善的积极信号。

但七月跟上个月六月相比库存,销量和价格都有下降,加拿大每到7,8月夏天所有商业活动都减缓,房市也不例外,属于正常的季节性调整。但 SNLR仍然比6月从41%上升到了46%,仍然是市场改善的积极信号。


The average price of this July is down by 3.4% than same month of last year, but the number of sales is up by 34%, while the newly added and active listings are also up by 12-13%. The SNLR(Sales to New Listings Ratio) is still in a balanced market range(40-60%) while last July it was under 40%.


If compare July and June of this year, due to seasonal adjustment, the price, sales volume and number of listings are all down, however the SNLR ratio is improved further by 4% which is a positive sign of market improvement.
