1. Can overseas investors buy property in the UK?

There are no restrictionson overseas owners buying or owning property in the UK. The purchase procedureis exactly the same whether you are British or from another country and whetheryou live in the UK or outside it.

2. What is leasehold andwhat is ground rent ?

In the UK all apartmentsare owned as leasehold properties. That means that the person who owns the landon which the apartments are built grants each of the owners a long lease sothat apartment can be on that land for that period. The standard lease lengthis anything from 125 to 999 years. In return for the apartment being on thatland for that time, the apartment owner has to pay a ground rent every year tothe land owner. This payment is called the ground rent. Providing theground rent is paid every year the apartment owner continues to own theapartment. For St David’s developments this means they own the apartments for999 years.

3. Do I have to pay anytax in the UK and who will organise this for me?

This is set out in ourindividual development brochures. Chinese nationals living in China andMalaysians living in Malaysia for example, may claim a personal allowance of£10,000 p.a. meaning income generated below this level in the UK is tax free.However the purchaser will be required to register with HMRC (the UK taxauthority ) and may be required to submit annual tax returns irrespective ofwhether any tax is due. We will help purchasers complete the requireddocumentation at no cost to them.

4.What happens if the completion of an ‘off plan’ building is delayed?

Every contract to buy aproperty from St David has a long stop date. This is the date by which thebuilding must be completed and the property transferred to the new owner. Inthe highly unlikely event the building is not ready by this date, the purchasermay withdraw and receive all his funds back, or may elect to continue with thepurchase, in which case rental payments under the master Tenancy will commenceon the long stop date.

4. 如果预售形式的房产完工日期延后了怎么办?
